These Terms and Conditions ("Terms") govern your use of the Parker Creek Bend Cabins website (parkercreekbendcabins.com) and the booking of any cabin we manage. By browsing our site, submitting a booking inquiry, or completing a reservation, you agree to be bound by these Terms. Parker Creek Bend Cabins is a small, family-run, veteran-owned business operating cabin rentals in Murfreesboro and Marshall, Arkansas. Questions? Call or text (501) 512-2246.

1. Reservations & Bookings

• A reservation is not confirmed until you receive written confirmation from us or our booking system (OwnerRez).
• Availability, pricing, and minimum-stay requirements may change until a booking is confirmed.
• You must be at least 21 years old to make a reservation and enter this agreement.
• The booking guest is responsible for all guests and visitors on the property during the stay.

2. Payment & Pricing

• Quoted rates are in U.S. dollars and may include cleaning fees, taxes, and other charges itemized at checkout.
• A deposit or full payment may be required at booking to secure your reservation.
• Any balance is due per the schedule provided at booking; late payment may result in cancellation.
• We may correct pricing errors and offer you the option to confirm at the correct rate or cancel without penalty.

3. Cancellation & Refunds

Our cancellation policy applies to all reservations. See our Cancellation Policy page for the full schedule. In summary: 30+ days before arrival, 100% refund; 14+ days, 75% refund; 3+ days, 25% refund; within 3 days, no refund. Cancellation requests must be in writing and refunds are processed within 7–10 business days. We recommend trip insurance to protect your investment.

4. Check-In & Check-Out

• Standard check-in is after 3:00 PM and check-out is by 11:00 AM unless otherwise arranged in writing.
• Access instructions are provided before arrival, typically through our digital guest guide.
• Late check-out without prior approval may incur an additional fee.
• Lost or unreturned keys, fobs, or access devices may result in a replacement charge.

5. Occupancy & Guests

• Maximum occupancy per cabin is stated on the listing and must not be exceeded without prior approval.
• Only the number of guests listed on the reservation may stay overnight.
• Visitors, parties, gatherings, or events require prior written approval and may incur additional fees.
• Quiet hours are observed from 10:00 PM to 7:00 AM.

6. House Rules & Guest Conduct

• Smoking, vaping, and open flames (including candles) are not permitted inside the cabins.
• Pets are welcome in designated pet-friendly cabins; guests are responsible for pet damage and cleanup.
• Guests must treat the cabin and its contents with care and leave the space reasonably tidy.
• Illegal activity is strictly prohibited and will result in immediate removal without refund.
• Cabin-specific rules are provided in the digital guest guide accessible to confirmed guests.

7. Property Damage & Security Deposit

• Guests are financially responsible for damage beyond normal wear and tear caused during their stay.
• Damage discovered after check-out may be charged to the payment method on file, with documentation provided.
• A security deposit or hold may be required for certain bookings and released after post-check-out inspection.

8. Liability & Assumption of Risk

Cabins are in rural, natural settings near lakes, rivers, forests, and recreation areas. Guests acknowledge inherent risks including uneven terrain, wildlife, insects, weather, and water hazards. By booking, you assume all risk of injury or loss to yourself and your guests.

• Parker Creek Bend Cabins is not liable for personal injury, loss, theft, or damage to guest property during a stay.
• Guests are responsible for their own safety and that of minors in their party, including supervision near water.
• We are not responsible for utility, internet, or service interruptions caused by events beyond our control.

9. Force Majeure

We are not liable for failure to perform obligations when caused by events beyond our reasonable control, including severe weather, natural disasters, public health emergencies, government actions, or utility outages. We will work with you to reschedule or issue a credit where possible.

10. Privacy

How we collect, use, and protect your personal information is described in our Privacy Policy, incorporated into these Terms by reference.

11. Website Use

• All site content — text, images, logos, and design — is the property of Parker Creek Bend Cabins and may not be reproduced without permission.
• You agree not to disrupt, hack, or misuse the site or its systems.
• External links are provided for convenience; we are not responsible for third-party sites.

12. Governing Law

These Terms are governed by the laws of the State of Arkansas, without regard to conflict-of-law principles. Disputes shall be resolved in the courts located in the county where the property is situated, unless otherwise agreed in writing.

13. Changes to These Terms

We may update these Terms from time to time. The "Last updated" date reflects the most recent revision. Continued use of the site or booking a stay after changes constitutes acceptance of the updated Terms.
